Japan Rent Calculator: Upfront Move-In Costs

Estimate Japan apartment move-in costs from monthly rent, deposit, key money, agency and guarantor fees. Get an itemized upfront total in yen.

What you actually pay before you get the keys

Renting in Japan front-loads its costs. Enter the monthly rent and lease terms to estimate the cash due before key handover: advance rent, deposit, key money, agency and guarantor fees, insurance, and lock change. The result is a planning estimate, not a property quote.

How much does an apartment cost in Japan?

Monthly rent depends on the city, neighborhood and layout, but a standard long-term lease also requires cash before move-in. Deposit, key money, agency and guarantor fees can make the initial payment several times the advertised monthly rent. Compare area rent ranges in the Tokyo and Chiba neighborhood guides, then use this calculator for the upfront figure.

Line items it estimates

  • Advance first month rent, usually payable before handover and often pro-rated.
  • Deposit (shikikin), refundable in part against cleaning and damage at move-out.
  • Key money (reikin), a non-refundable gift to the landlord still common in central Tokyo.
  • Agency commission, capped by law at one month's rent plus consumption tax.
  • Guarantor company fee, typically a percentage of monthly rent, charged where no Japanese guarantor is available.
  • Fire insurance for the two-year lease term, and the lock exchange fee for a new cylinder.

How to read the result

The output shows an estimated initial budget plus a breakdown ratio, so you can see which line dominates your total. As a rule of thumb, central Tokyo wards such as Shinjuku, Minato and Shibuya cluster around 4.2 to 5.5 times monthly rent, while Chiba and the outer wards run closer to 2.8 to 3.5 times — figures drawn from our foreigner housing approval report.

Treat it as an estimate, not a quote

Actual invoices vary with building age, landlord policy, season and whether key money is waived on a given unit. Use the figure to set a savings target and to sanity-check what an agent sends you. When you are ready for real numbers on real units, the property finder returns a shortlist with itemised move-in costs in English.
